The listing-agent conversation is really an interview
Most sellers pick the first agent they talk to, or the one a friend recommended, without a real interview. That's how bad hires happen. Ask: Who takes the photos, and can I see recent examples? Do you shoot video, drone, and 3D? How is the listing syndicated beyond MLS? What paid promotion goes behind it in the first two weeks? What does the launch look like — soft launch, open house, agent preview? Marketing is where fees are actually earned; if the answer is 'we put it on the MLS,' keep interviewing.

Backup planning
Ask: What's the plan if we don't get an offer at the launch price? What's the plan if the first buyer's financing falls apart? What's the plan if the appraisal comes in low? A good listing agent has already thought through each scenario. If the answer to every scenario is 'we'd talk about it,' that's not a plan.
